Renew Atlanta Dec Update

Regan Hammond from Renew Atlanta came to our meeting Wednesday night to give an update on the three projects they've targeted. You can see the slides here

Here’s some bullets on where we stand with the 3 projects:

  • Edgewood @ Euclid – We have received traffic and turning moving counts for the intersection and will be adjusting the design a bit based on those.  Those counts will help us determine whether or not the left turn lane from Edgewood to Euclid is needed.  If it is needed, the counts will also tell us how long it needs to be.  The Cycle Atlanta Study recommended no left turn lane, so we needed to do this extra analysis to align our design with that plan’s recommendations.  We are going make some small adjustments to the new crosswalk/ped refuge island design and how we accommodate bikes traveling from Euclid to the Edgewood westbound bike lane.  We also updated the cost estimate to reflect the latest unit cost for hex pavers.
  • Irwin @ Krog – The Dept. of Public Works is replacing the crumbled sidewalk on the south side of Irwin between the Beltline and Krog.  Demo of the old sidewalk is starting this week and reconstruction will begin right after the new year.  They will also upgrade all of the ped ramps at the intersection to be ADA compliant.  The Renew Atlanta funding will be used to mill, repave, and restripe Irwin between Waddell and Auburn after the sidewalk/ramp work is complete.  The cost estimate has been updated to reflect this.
  • N. Highland – We received 2 draft concept options for traffic calming, ped crossing, and traffic control at the ped crossing from our study consultant.  I’ve included those drafts in this presentation, but we do not yet have cost estimates.  These concept options are being reviewed internally and will be slightly tweaked a bit before being brought to the public in late January/early February for comment.  We’ll then select the preferred concept and finalize design by late February/early March.  This particular improvement has additional funding (Impact Fee - $100k) to supplement the Renew funding for construction.

Parking Meters Proposed for Inman Park

The City of Atlanta’s Office of Transportation has informed the NPU that it intends to install parking meters along a number of commercial districts within Inman Park.  The Office has distributed a matrix that lists the impacted streets and a map showing some (but not all) of the locations where they plan to install meters.  The matrix and map are attached.

At the last NPU meeting, the Office of Transportation’s representative emphasized that they do not intend to move forward without input from the neighborhood.  The Office will attend our next IPNA monthly meeting to present their proposal and to receive neighborhood comments.  If you have questions or concerns, please plan to attend the Meeting Wednesday October 18 at 7:30 at the Trolley Barn.

Jenkins Metal Meeting Cancelled

Thrive Homes, the developers of the Jenkins Metals site, have decided to cancel the meeting that had been scheduled for tomorrow (Wednesday, September 27) at the Trolley Barn.  I believe that they have come to understand that their initial site plan did not comply with our Historic District Regulations and they are now undertaking to redesign the project with these requirements in mind. The developers have not yet rescheduled the neighborhood meeting.  As soon as IPNA gets word on this, we will let the neighborhood know.

Jenkins Metal Site Condo Development Proposal

Proposed Condo Development at the Jenkins Metal Site (716 Edgewood)

We have received notice that a developer, Thrive Homes, is proposing to build a condo complex on the Jenkins Metals site, which extends from Edgewood Ave. along the east side of Krog all the way to the Krog Street Market.  The developer has reserved the Trolley Barn for September 27 at 6:30.  They plan to present their plans for anyone who is interested and to receive neighborhood input.  This is not an official immediate neighbors meeting or full neighborhood meeting.  There will be no vote.  The session is purely for the developer to share their plans and receive comments.

The development will require the parcel to be re-zoned from commercial (its current designation) to residential.   This means there will be an opportunity to vote down the road.  The site plan and application for re-zoning are posted on the Inman Park website. Click the links to see the development plan and zoning application

Road Closure Announcement

  • Letter from Rockline Pipeline and City of Atlanta announcing the closure of Waverly Way between Edgewood and Euclid from August 16 for approximately two weeks.
  • The Department of Watershed Management will perform emergency repairs along Waverly Way NE, resulting in a temporary road closure to through traffic between Euclid Avenue NE and Edgewood Avenue NE. Construction is scheduled to begin August 16 and last approximately two weeks.

Signs will be posted to guide motorists around the construction zone. If you park your vehicle on the street, it may be necessary for you to find alternative parking while this work takes place. Residents will have access to their homes at all times during the road closure.

Detour is as follows: from Waverly Way NE onto Edgewood Avenue NE to Elizabeth Street NE, then Euclid Avenue NE and back onto Waverly Way NE.

Villa de Grip Meeting 8.3.17

Neighbors came out to hear more about the Villa de Grip proposed plan and zoning change Thursday night at Regina Brewer's home. Brewer hosted an informal meeting with architect, Cooper Pierce, to give neighbors an opportunity to hear about the project before it goes to a vote at this month's IPNA meeting. Neighbors were vocal about the high volume of new traffic they say the development would create, along with increased danger to pedestrians trying to cross North Highland at Elizabeth. Neighbors also expressed concerns about people turning into the would-be parking garage from N. Highland, an entrance that would be roughly 35-feet from the stop sign at N. Highland and Elizabeth. Residents said that N. Highland is always backed up to Caramel St. at night and the new development would only further back up the already strained intersection.

Pierce said the owners would be open to a traffic study but doubted a light would much of a difference as the traffic problems go deeper and fall under the city's purview. In response to the neighbors concerns over the massive scale of the development, Pierce opened the floor to suggesstions from residents on what would be acceptable. Pierce said is neighbors have ideas they could email him at [email protected]

At the upcoming August IPNA meeting, neighbors are scheduled to vote on two seperate issues in regards to the Villa de Grip property. First will be  a vote on whether or not to combine the two lots purchased seperately into one. Second, will be to vote on whether or not to change the zoning of the building from RG-1 (multifamily residential) to C-1 (commercial).

Vila De Grip Redevelopment Proposed

Major Development Proposed at 320 N. Highland
The owners of the parcel located at 320 N. Highland, the building known as Villa de Grip, have proposed a major development.  In addition to renovating the existing building, the owners plan to add two new buildings to the site.  Under the plans, the existing Villa de Grip building would be renovated to house a 5,000+ square foot restaurant on the ground floor and to provide 5,000+ square feet of office space on the second floor.  A second, three-story building would be built with another restaurant on the first floor and office space on the two upper floors.  Finally, an additional building would be constructed with a three-level parking deck and two additional floors of office space above.  In order to facilitate this development, the owners have filed an application requesting the City to rezone the parcel as commercial (C-1) instead of it present zoning classification as residential (RG-1).  In total, the proposed project would yield over 8,000 sq. ft. of restaurant space and over 34,000 sq. ft. of office space plus 135 parking spots.
The architect for the project, Cooper Pierce, will present the proposal for a vote at the next IPNA meeting in August.  In order to facilitate our consideration of the proposal, we are posting the site plan and proposed elevations as well as the application and a chart, provided to us by the architects, that compares the existing zoning classification with the proposed reclassification.
